OKC/Edmond Real Estate Statistics for December 2007

OK, it's time to see the real numbers for the end of 2007.  We all knew December was a slow month, and the numbers show it, but there's still a lot of promising information in the December 2007 home sales statistics report.

Each and every month, I post up the Oklahoma City and Edmond Real Estate statistics, and every month so far I've had some very positive information to share.  This month is no different, except that we did see a dramatic drop in overall volume.

As always, I'm posting the real, honest numbers, so you, the consumer, can judge for yourself what's really going on, rather than just believing what you hear on the news.  Here it is; the following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for December 2007 as compared to November 2007 and December 2006:

Edmond OklahomaNow, as you can see, December was down in overall volume and units sold. Well, that's not really a surprise.  I could have told you that, simply from the small amount of buyer traffic I personally witnessed in November and December, that time of year when everyone's focused on the Holidays and their focus is taken off of real estate. No big shocker there, but look at the average and median prices.  We're still up anywhere from 5 to 9 percent over last year!  Compare those appreciation rates to any other market in the country.  You'll find very few others who can even come close to those kinds of numbers.

Other figures to pay attention to are the absorption rate, the interest rate, and the days on market (DOM).

Interest rates are currently better than they have been in several years, while it is taking longer to sell our homes than it was this time last year.  That's mostly due to the drop in number of sales, and the increase in absorption rate.  I expect to see that number come back down as we head toward spring.

I predicted in last month's report that we'd see a spike in buyer interest after the first of the year, and I was right, as you can read in my recent post Spring Has Sprung You Say?!  The sellers who have an agent who understands what's really going on will be in position to take advantage of this "down market" over the next couple of months, so get your house ready now.

Here's Your Sign

I remember hearing a great idea a few years back about issuing signs to be worn by the dumbest of the dumb in our society.  Some days it seems there wouldn't be enough signs to go around, but when I read a story like this one, I know there are a few at the top of the list who should get the first signs offered.

 Question is, at what point should a repeat offender like this guy be put away for good?  He's obviously a serious danger to the rest of us and doesn't learn from his mistakes.  Would taking away his license be enough?  Doubtful.  My guess is that he'd drive anyway; he obviously has no respect for the laws put in place to protect people anyway. 

OK, I'll get off my soapbox.  I found this story humorous at first glance, but there really is a more serious issue at hand with a guy like this.

Spring Has Sprung You Say?!

"Spring has sprung and the deals are flying here at the Hukill Group!"

I know, sounds like some ridiculous car commercial, right?!  I should have on a fake smile and a really bad sport coat right about now. 

Seriously though, my predictions have come true; the phones are ringing, the lockboxes are popping, and the ink is trying to dry this past week.  When everyone in town was stressing about the lack of activity in  December, I kept saying "Just wait until the first of the year, and the buyers will be out looking to finish what they started before the Christmas season."  Then January 1st hit and it was like someone had flipped a switch, or opened the floodgates, or whatever other analogy you'd like to insert here.

You see, I typically average about 2-4 showing per week on each of my listings, and in the entire month of December, I got a grand total of 7 showing appointments scheduled for my 9 listings.  Quite a drop-off, and enough to send most agents (and home sellers) looking for the nearest ledge.  At that time, however, I just kept telling home owners to get their homes spruced up and on the market in time for the new years rush, and sure enough when the first of the year hit, we were back up to 2-4 showings per week per listing.

Well, here's what that activity has brought over the past 7 days:

  • 1 new listing
  • 3 new sellers, getting their homes ready to list
  • 2 new contracts on my existing listings
  • 9 new serious buyers, just looking for the right home

Now, if that's not activity, I don't know what is.  It feels like Spring again, and we haven't even made it through the worst weather months yet.  And if you're one of the home owners I visited with that's on the fence as to whether now is the time, you better pick up the phone and take advantage now.  Get ready for a busy 2008!

Do You DWT?! ....I Do, But Shouldn't

This may come as a shock to many, but apparently it's becoming more and more common for people to text while they're putting on their makeup, fixing their hair, reading the paper, drinking their coffee, reading a good book and shaving.... oh yeah, and DRIVING.

According to this article, it's a big enough issue that several states are working on passing bills to outlaw driving while texting, or "DWT."  Is that really necessary, or are there bigger issues that could be dealt with?

Yes, I'm sure that in our line of business, we are highly guilty of this as a group.  I'll admit that I am too.  Back before my addiction to smartphones, it was easy to text away without ever taking my eyes off the road.  One thumb and one little 10-key pad to type on was easy.  Now I've got a full qwerty keyboard to deal with.  I can't type by feel anymore, I have to see what I'm doing, and I have to use two thumbs.  So yes, it's a MAJOR distraction if I try to reply to a text while driving, which could equate to danger for everyone around me on the road, so I typically pull over now if I need to text; not always, but most times.  Heck, I've even been known to have the laptop sitting in the front passenger seat while trying to pull up a listing or email a form to someone.  How stupid is that?

What?  You do it too?  OK, let's lighten things up a little bit.  Here's a fun blog post about this topic that might make you chuckle once or twice.  Seriously though, I'm sure this really is a growing problem around the country.  I have no doubt.  I also don't deny that something needs to be done about it.  It's like talking on the phone while driving.  Some can handle it responsibly, and some can't.  I think there is actually a certain gene that holds the ability to effectively drive and talk at the same time.  Problem is, the majority of drivers weren't born with this gene.  Only a lucky few of us can chew bubble gum & walk at the same time.  Same gene. 

So, how do we combat this DWT problem?  Make it an offense punishable by death?  Well, maybe not.  Truthfully, I don't know that even a new law would take care of it, simply because it's like any other law.  If it's not heavily enforced, it won't do any good.  Besides, do we really need more laws to enforce common sense?  I'm pretty sure just about every state in our country has a distraction law.  Did you know that in most places you can actually be ticketed for smoking while driving?  It's a distraction.  You can be cited for "failure to devote full attention."  Same goes for putting on your makeup, fixing your hair, reading a book, or even digging through your purse while driving.  When's the last time you heard of someone getting a ticket for those things? 

Plain and simple, why create more laws?  Why not just utilize the power that's already available to our officers?
